Parking & Visitor Guidelines

Can I park in a visitor spot “just for a minute” if my driveway is full?

No. Visitor parking is reserved strictly for guests. Residents, tenants, and household members may not use visitor spaces at any time. Vehicles in violation may be towed without prior notice.


How does the visitor parking system work?

All visitor vehicles parking between 11:00 PM and 7:00 AM must be validated through the PARQKING App by scanning the QR Code on posted signs at the end of the street or visitor parking.

Daytime parking remains free for guests, service providers, and deliveries. Vehicles are monitored by license plate through the community’s towing system.


How long can a guest park?

Guests may park for up to:

  • 5 consecutive days
  • Guests staying more than 5 consecutive days require a Temporary Visitor Pass.

Residents must submit their request for an temporary visitors pass to the Property Management Company in advance for review and approval.


Home Improvements & ACC Rules

Do I need approval to change my lawn?

Not always. An ACC request is not required if you are simply converting your lawn to Bermuda grass.


When is an ACC request required?

Approval is required before making exterior or structural changes, including:

  • Installing awnings
  • Replacing front-facing windows
  • Modifying the garage or front facade including color

Are portable basketball goals allowed?

Yes, with conditions. They may be used but:

  • Cannot be left out at all times
  • Must be stored out of view when not in use
  • Must not block sidewalks or common areas

Dues & Community Funding

Where do visitor parking fees go?

All visitor parking fees are allocated to the Street Repaving Fund, which supports maintenance of privately owned community roads.


When were HOA dues last increased?

HOA dues remained unchanged for the 2026 fiscal year.
The last increase was a 10% adjustment approved in October 2020.


Meetings & HOA Management

When are Board meetings held?

Board meetings are held on the first Wednesday of each month at 7:00 PM.

Homeowners are welcome to attend open sessions. Executive sessions may be closed for confidential matters.
